Fifteen hundred square metres over three floors, and a lift that reaches all of them — which is the detail that decides whether a party of twenty-two with a grandmother in it actually works.
Ten bedrooms, eight of them with their own bathroom. Two reception rooms, a formal dining room, a billiard room, a Chinese room, and a loggia with linen curtains where the long table lives. The garden is walled and gated, so children can be let loose in it.

A lift, in a house this old
Fifteen hundred square metres over three floors, and a lift that reaches all of them. It sounds like a footnote until the party includes someone who would rather not take a stone staircase four times a day, and then it is the whole decision.
Which is why this house tends to be taken by families in three generations rather than by twenty friends of the same age.
Inside
A loggia, a pool, and a wall around all of it
The loggia runs along the side of the house under an iron pergola hung with linen, and the long table under it is where the week actually happens. Beyond the lawn the pool sits behind its hedge, looking down over the Pisan hills.
The whole garden is walled and the gates are electric — so the front door can be left open and nobody has to keep counting children.

Getting here
Forty minutes from Pisa airport, ten from Casciana Terme, forty-five from the sea.
Cevoli is in the Colline Pisane, twenty minutes above the coast road. Pisa airport is forty minutes, Florence an hour and a quarter, the sea at Marina di Cecina about forty-five minutes.
You will want cars. The drive holds several, behind gates.

Can we rent part of the house?
No. Villa Cevoli is let whole, to one party, with nobody else on the property during your stay.
How many does it sleep?
Twenty-two, across ten bedrooms — five on the first floor and five on the second. Eight of the ten have their own bathroom.
Is there a lift?
Yes, to all three floors. It is the reason this house works for a party with someone in it who would rather not climb.
Is it air conditioned?
The second floor is air-conditioned throughout, and there are cooling fans elsewhere. Tell us which rooms matter to you and we will allocate accordingly.
Is the garden safe for children?
It is walled and gated on every side, and the gates are electric. The pool is not fenced separately.
